Ten things that Real Estate Agents Can Do to Attract Foreign Customers

February 24th, 2012

There are many ways to attract customers into buying or renting in Japan. As a real estate agent focused mainly on foreign customers, it can get a little more complicated. There are more factors to consider such as location in areas that are near to the workplace and where a foreigner would feel more comfortable and secure. In short, you can’t just offer any real estate property because often foreigners feel that they are open targets to unscrupulous locals who will stop at nothing to victimize them.
Here are some things a real estate agent can say to assure a foreign customer:

  1. Prices are never going to be as low as they are now because of the glut in the market, regardless if the property is in Europe, Asia, or the U.S. There are only a few exceptions to this like countries such as India, China, Canada, and some European countries
  2. For most countries, the currency rates are very favorable which means investing now is a really good idea. Focus on countries that are stable politically and with an economically sound foundation
  3. Real estate will always be a better investment than stocks or funds. It’s an actual asset and if bought at the right time and with the right location, your investment will be more rock solid than any stock option presented to you
  4. If you are looking for a rental, negotiating is important because many landlords are skeptical about their future and are willing to give in to some reasonable demands
  5. Trying to work directly with a landlord or property owner has too many problems especially in the communications aspect. It would be better to find someone reputable who will protect your interest rather than end up with a miscommunication issue
  6. There are several distressed locations but with very promising futures if one is willing to enter a long term investment
  7. Real estate agents can also encourage ocular inspection to see for themselves what they will be getting
  8. It’s important to always offer a special discount or deal
  9. Buyers or potential foreign tenants are always on the look out for a better deal. However, other than price, they need to feel good about the location, neighbors, and size of the unit
  10. Talk to them in their native language, which is usually English and you will get farther than being a foreigner real estate agent who isn’t fluent.
